It depends on the period you're booking. If you are looking to book a vacation rental in June, July or August then we suggest you book 9-12 months in advance. For other times, booking 6-9 month ahead is generally sufficient. The earlier you book the more choices you will have. If the group you are traveling with is a large group of 10, or more we suggest booking as early as possible. The large single-unit villas are always the first to get booked up for the season.
For most properties, this is generally more flexible today but there is a small minority of holiday villas that may still hold to the Saturday to Saturday schedule. In general, three night minimum is considered the norm but this can also vary for some properties.
Any and all discounts are strictly up to the individual owner of each holiday rental. They will sometimes grant a discount for a multi-week stay if the booking is in the low season (Oct – April). If any discounts are offered, they will be indicated clearly on the property pages.
Not a problem! Every property description lists the maximum capacity for the villa or apartment rental. As long as the maximum number is not exceeded, adding more people to the rental party is not a problem. The only thing we ask is that you let us know before you travel.
All the information on our properties is available on the web. We do not offer a printed catalogue. We feel we can offer more information about the villas we offer online.
The cost will vary widely depending on the number of bedrooms, the level of luxury, the season and area of your choice. On our website you can find cosy 1-bedroom apartments starting at 30€ per night or a luxury private villa with pool starting at 125€ per night and everything in between.
Many of our properties can be immediately booked but others can only be booked on request, which requires the owners to approve the booking and to confirm it. This usually happens within a day or two so it shouldn't be overly inconvenient. If, however, you want to book your vacation rental right away, be sure to check the "instant booking" filter in our advanced search when looking for properties. Some of the properties listed on our websites offer a cancellation insurance policy included in the rental price, but not all of them. Those that offer a cancellation insurance policy clearly state it in the payment and cancellation charges paragraph and in the reservation policies of the property. For the properties that do not come with a cancellation insurance included in the rental price we do strongly recommend the renter to get a policy elsewhere. A web search for 'travel insurance' will yield many reputable companies.
Our cancellation policy is listed in the local policies on the property page for each rental. In most cases the deposit is non-refundable. This is the reason we highly recommend travel insurance.
In these uncertain times, we at Easy Reserve are doing our best to give you the peace of mind you need to book your dream vacation rental. COVID-19 has been disrupting travel for a while now, but it does not mean that it should hold you back from booking. We have set different measures in place with our property owners to make sure that your reservation with us is protected and that, even if you end up being unable to travel, you will not lose any money. We invite you to check the payment and cancellation policies highlighted in each of our property pages and in the booking process of our websites. Here you will see if the villa of your choice comes with a Travel Insurance included in the price (we have a number of properties covered by Europ Assistance and ERV) that will ensure you are also covered in case you test positive for Coronavirus and you can also find your total-refund cancellation policy that will apply in case of official lockdowns in place at the time of arrival.

Property Questions

Kitchens are equipped with at least the necessities for basic cooking including stovetop burners and a fridge. There are glasses, eating utensils and dishes for at least the maximum number of people the property sleeps. You can see in the property page whether an oven, dishwasher, microwave, or washing machine are additionally available in specific vacation rentals.
Some of the appliances may work the same in your holiday rental and then again, they may not. Each house is different. When you check-in, have the key holder go around with you and show how the appliances work.
The beds in our vacation rentals in Europe in general are often slightly shorter than the standard bed in America, but for example, what is described as a double bed in Italy is actually wider and closer to an American king-size bed. As such, from country to country there can be variations in the size of beds. If this is something that you are concerned about, you can find more information about the standard bed sizes in your holiday destination online or contact us for help.
Most Easy Reserve holiday rentals offer the first set of linens at no additional charge. In the case that a property charges for them, it will always be listed in the extra costs section for each property.
Today, most of our holiday villas offer WIFI, though not all of them. Please check the property description to see if you can expect WIFI and high-speed Internet service in a specific property.
The availability of air conditioning is, if present, listed in the amenities of each property along with any possible cost associated with its use.
It depends. Most often is not included but check the property page for cost and details.
Depending from your destination, a difference you can expect is the lack of clothes dryers in the houses. For example, this is a "convenience" that is very uncommon in Italy, but many modern washing machines are combination washer/dryer. Washing machines are generally present but in order to dry your clothes, you must line dry them. Another thing you will notice are the bathrooms. Some bathrooms do not have a stand-up shower. Instead, there is a bathtub with a shower wand. The villa description usually makes note of the shower and bath configuration.
Unless otherwise stated on the property page, the pools in Italian villas will generally open the first of May and will close by the first of October. If you are traveling right before or right after those dates, some owners are willing to make exceptions if the weather is warm enough. Elsewhere, the dates are often similar but may be longer in countries where the weather remains warm for a longer stretch of the year.
Some of our properties are pet-friendly and this is clearly listed in the property description if it is the case. Your Stay

Directions to the property will be provided to you once the balance has been collected. When you arrive at the villa you will be greeted either by the key holder or the property owner.
If you are planning to rent inside a large city and plan to do most, if not all of your, sightseeing there then you will not need a car. If you are planning on staying out of town, then we recommend you rent a car as the buses and other public transport services do not run much after dinnertime. Having a rental car will allow you to take day trips all over Tuscany, the rest of Italy, or any other destination at your own pace, without having to rely on taxi service, which can become very expensive if used every day. Many small villages and towns don't offer any taxi service.
Every property has its own policies, and this will be listed in the local policies section of each property page. However, normally, the check in time is between 5pm and 8pm and check out is between 8am and 10am. If a different check in time is needed, this can usually be arranged with the owners in advance.
If a problem with the property occurs while you are staying there, please make sure to call the office and the owner as soon as possible so that the issue can be addressed. The numbers for both will be provided once payment has been collected.
If this is something small like a lamp or similar, make sure you tell the key holder or owner at check out. This is why a security deposit is due when you arrive. The owner or key holder will then subtract the cost of the damage from the deposit and return the rest to you. If it is something major that breaks such as the dishwasher or similar, please contact the key holder and the office right away so they can arrange a repair. The numbers for both will be provided to you before you travel. If you like, you can purchase from a range of third-party companies travel insurance that cover damages during your stay.
